Canopy Bluff will grace the land once occupied by the legendary Buccaneer Beach Resort. This beautiful piece of property is at the southern tip of Jekyll Island offering a scenic and serene setting for the Island’s newest, most exciting development.

The agreement to replace the aging Buccaneer was able to take shape at the conclusion of the 2007 Georgia Legislative Session in which the Legislature extended the life of the Jekyll Island Authority by an additional 40 years. The agreement with Trammell Crow Company, New South Partners and GAA includes a lease extension for the property provided by the Authority. During the 2007 session, the Legislature also maintained a provision capping development on the Island at 35 percent, minimizing public concerns about overdevelopment possibilities on the Island and fully supported by the development partners.

The architect for Canopy Bluff is Cooper Carry, a world-renowned, Atlanta-based firm with vast experience in resort design. The project will also comply with current construction design guidelines for Jekyll Island, thus ensuring Canopy Bluff is in character with authentic Jekyll Island. The Jekyll Island design guidelines were also developed by Cooper Carry in 2004.

Jekyll Island Authority Partnership

Canopy Bluff has partnered with the Jekyll Island Authority in an effort to ensure responsible stewardship of the development’s habitat, promoting preservation of Live Oaks and other indigenous vegetation that call this property home. Through this partnership, we’re creating a vacation destination that’s both affordable and environmentally sound.

LEEDS Certification

In addition to the Jekyll Island Authority partnership, all buildings at Canopy Bluff will be LEED (Leadership in Energy and Environmental Design) certified. The LEED Green Building Rating System is the nationally accepted benchmark for the design, construction and operation of high-performance green buildings. This LEED certification helps further demonstrate Canopy Bluff’s devotion to environmentally friendly practices and approaches to thoughtful development and land management.
